iasWorld Market Grid Workshop, 2:30pm – 3:30pm (IAS, A)
We developed an alternative comparable sales method within iasWorld for situations where standard market analysis is limited due to having only a small number of relevant sales with a large variability. This method begins the search for comparables from a default model. It then allows the reviewer to override the sales selection criteria for a subject, select other sales within the available sales pool and/or customize the adjustments for individual sales by varying both the variables being adjusted and the adjustment rates for each sale. This workshop provides an overview of how this method extends comparable sales valuation to areas where the sales sample is not sufficient to support standard modeling and comparability methods. Further discussion will focus on determining the variables and model structure needed to account for the differences in the way the market determines sales prices for commercial, rather than residential properties.
